Why a Voicemail System is a Key Component to Your Real Estate Investing Success

The voicemail system's been used for all the different aspects of your business. What's nice about it is it typically is about $20 to $40 in price, depending on how much usage you get. My voicemail system gets used a lot. I get several thousand phone calls a month. My total bill is usually not more than about $120 and that's with literally several thousand phone calls.

Using an Excel Spreadsheet to Organize Voice Mail

Typically, if you're smaller and you're just getting 5-10 phone calls a week, it's going to be like $20-25. Once you set it up, it's completely automated. I'm also going to send you an Excel spreadsheet which I keep for myself and in there I keep each of my boxes so I know precisely what they are, because it can get confusing if you start to forget.

You set up Box 108, you forget which one that was, and then the next day or next week you record over it and everything kind of gets messed up. I've got an Excel spreadsheet where I keep track of what each of my various boxes are and which marketing pieces are related to that box. If I ever get confused, I can go back to the spreadsheet and figure it out. Also, as I said, I don't go over my recordings and mess things up. Again, I recommend Freedom Voicemail.

Script Resources

There's a link there to it. I'm going to give you my scripts. There's about seven or eight pages. I'm going to give it to you in Word format on the download page. You can go there and download the scripts.

I've got a short script, relatively just a quick intro script, then I've got a much more detailed script that's about four to five minutes, depending on how quickly you record it, as a compelling reason why a seller should be interested in talking with you in terms of your business model and what you can for the seller, things of that nature.

You can take it and you can completely butcher it and chop it up however you want, or you can say it word-for-word. That's up to you guys, but at least you've got a template to start with. It's a lot easier to change a template to fit your needs as opposed to creating it yourself.

There are literally dozens and dozens of hours, both recording these voicemails and making sure that I've gotten them written down, so that if I make changes later on I've got my script in front of me. I always wanted the script in front of me so if six months later I wanted to tweak it, I didn't have to remember the whole thing again. It was all there in front of me. I could make the small change to a certain section and then re-record the whole thing.
