A Description of Real Estate in Boulder Colorado and The Surrounding Area

The beautiful city of Boulder Colorado, located approximately 45 minutes Southwest of Fort Collins, and 30 minutes Northwest of Denver, is a wonderful place to live and raise a family. Snuggled up against the Colorado Rocky Mountains, the city of Boulder has got a great deal to offer residents. Boulder CO real estate for sale tends to be the most pricey in the area, but with good reason. For one; it's almost impossible to build a new house in the city of Boulder as a result of a moratorium on new housing developments. The supply limitation has only made demand go up (and in turn, has caused prices to go up right along with the demand.) Unlike surrounding areas (which we'll describe below), the city of Boulder has the most recreation facilities (4 city owned, and dozens of privately owned facilities), the highest employment rates, great schools, the largest trail system and open space, and certainly -- "The Flatirons" in Chataqua Park. The Flatirons can be seen for several miles around, are used by hundreds of thousands of visitors and residents each year, and are recognizable everywhere in the world as a landmark of Boulder Colorado.

Boulder Colorado's population is a little more than 100,000, and house prices in Boulder begin at approximately $125,000 for a starter 1-bedroom condominium. Prices for single family houses begin at about $250,000, which likely will get you a 3 bedroom, 900 square foot house. When you get closer to downtown Boulder, the higher home prices tend to be.

If you love the idea of living in Boulder, but aren't thrilled with the prices for homes in Boulder, Louisville Colorado is about ten to fifteen minutes East of Boulder. There's four easy routes allowing access to Boulder from Louisville; South Boulder Road, Arapahoe Road, Baseline Road, and Highway 36. In addition to access via a vehicle, Boulder County has a very effective transportation system, and there are several city bus routes into town if you prefer not to drive from Louisville. Louisville real estate is on average 15 to 30% lower than home prices in Boulder. Although the starting price for a Louisville town home or condo is around the same as in Boulder, you get more for your money. The same goes for single family houses. A starter home in Louisville will usually sell for about $250,000, but instead of a 900 square foot home with no garage, you'd probably get a home with 1000 to 1200 square feet with a one or two car garage. Louisville isn't just a suburb of Boulder either. Really, many Boulderites often make the trip to Louisville for the many amenities Louisville offers patrons, like a movie house, shopping at Costco and Super Target, or one of the many attractive small town diners.

Around twenty minutes away from Boulder via Arapahoe Road, South Boulder Road, or Baseline Rd -- is Lafayette, CO. The city of Lafayette is one of the fastest growing Boulder County communities, with the Indian Peaks Neighborhood being the largest part of that expansion. Lafayette home prices are usually as much as 35% less expensive than Boulder prices. Additionally with getting a larger house for the money, residents in Lafayette CO appreciate the environment of a small town with benefits such as beautiful antique shops, access to I-family owned businesses5, family owned businesses, and of course, the Indian Peaks Golf Course - which is one of the most handsome public courses in the area.

With a population of about 70,000, Longmont is the second largest city in Boulder County. Longmont CO is located around twenty five minutes Northwest of Boulder via hwy 119 (sometimes called The Diagonal). Different from other cities in Boulder County that are rather intertwined with Boulder, a lot of residents of Longmont consider themselves as much more independent from Boulder. Longmont has major employers, shopping centers, a system of transportation, and has an old town and a new part of town. Longmont has lovely Victorian charmers, as well as stylish new home communities. Generally, Longmont housing prices tend to be up to 35 percent lower than in Boulder. Prices depend largely on the section of town that homes are in.

Niwot Colorado is another city found just Northwest of Boulder. Although Niwot is expanding and seeing a fair amount of custom, and semi-custom home development, it is essentially a bedroom community of Boulder. Niwot Colorado real estate is quite limited, and the average price of a house will fluctuate widely. House prices are so fluctuant mostly due to the fact that at any given time, there are probably just fifty to seventy houses on the market for sale. With so few houses available, 2 or 3 sales on one side or the other of the price scale can markedly modify average house prices for that month. (It should be noted that a lot of cities will have hundreds, if not several thousand houses on the market, and average home prices are a great deal more consistent than when there's just a couple of dozen houses on the market - such as with Niwot Colorado.) Overall, Niwot is a really beautiful small town that is about as close to Boulder as you can get without really living in Boulder itself.
